The first TCG prototype is located just north of The Woodlands, Texas in Conroe.  The first Boardwalk Village prototype is an adjacent neighbor to the first TCG project.  Both projects feature a mix of single family cottages and attached, duplex patio homes, as well as other housing types in masterfully-designed neighborhoods with a tree-lined boulevard and greens. 

Since the first completed project in 2021, we have successfully refined and expanded the brand with more projects in both the Houston metro area, and our chosen Carolinas markets. 

The inviting cottages, inspired open spaces and the abundant amenities are collectively redefining what it means to rent.

 

 The HMFA projects have between 200-400 homes in each community.  They are not 55+ only communities, but a friendly all-age community that is highly-restricted against nuisances so that those over 55 feel as comfortable with us as an age-restricted community.  Our philosophy is that you would not age restrict a church because you would miss out on the mix of ages whose parts add to the whole.  The same is true with our communities.

These distinctive horizontal-based developments provide a compelling alternative to the higher-density apartment projects that have dominated America’s housing growth over the last 20 years. HMFA offers No-Rise Living in a neighborhood setting, and we are the new name in rental housing.

The Woodlands, Texas area HQ for HMFA and the Texas group of housing experts are led by Tim Crawford, a 30 year veteran of creating unique community developments from Florida to Texas to the Carolinas.

Crawford was educated in business, planning, construction and development at Texas A&M University and spent time working at Disney Development Company on the Celebration project outside of Orlando, FL. Crawford’s team includes home building veterans from a wide ranch of production and custom builder backgrounds. 

The HMFA offering is a full integration of development, construction, and lease-up.  Palmetto MDR, another business owned by Tim Crawford, has the sole purpose as construction manager for all HMFA led communities.  The goal at Palmetto MDR is “Building Something Special” thru smart, hard work, technology, and excellence in execution.

HMFA's Southeast office is headed up by Frank Warren in Charlotte.

Frank is responsible for expanding the HMFA footprint for ground-up horizontal multi-family development, with a focus on the firm's The Cottage Green brand. Frank's Master's Degree in City Planning from Georgia Tech and 35 years of experience in residential and commercial development, brokerage, and market and financial analysis enable him to quickly assess the potential of a site, and get a project designed, entitled, funded, built and leased. He has worked on over 200 real estate developments across the eastern United States.
